Improvements/Accomplishments by the 2006 Association Members/Board
  • Residents approved a Maintenance Restricted Fund proposed by Paul Frank
  • Pond:  Discovered by a Tax Lien that the “Pond” wasn’t correctly transferred from Phase I to Phase II developers, & not conveyed to Cobblestone. Paid delinquent taxes to save loosing control of HOA property.  Quit Claim Deed signed by Phase II developer (Atlanta Accent Homes) & registered with the Clerk of the Court. QCD available in the County on line records system. Waiting to confirm that the title will transfer early 2007.
  • Excluding two non-participants, all news & most HOA business is announced or conducted via email & is posted on the www.CobblestoneGA.com website. Previous method was by paper distributions.  The Cobblestone website has had 3,964 visitors since its creation in January 2003.  Please continue using it as a resource for your association news, calendar, financials and phone directory.
  • Established Cobblestone Subdivision with the County Sheriff’s Neighborhood Watch Program by holding three meetings in 2006. Two meeting per year will be held annually thereafter. Safety & Security news is immediately distributed by email & on the www.CobblestoneGA.com website. 
  • Special Assessment: Residents accepted a Special Assessment to help pay for the unexpected Pond back taxes and other unplanned accrued expense.
  • Created an Architectural Committee carbonless Violation form for record keeping & follow up.
  • Met with & kept in contact with 2995 Hearthstone in an effort to mitigate traffic & prevent a repeat of last year’s loud party. Contacted County Code Enforcement regarding excess traffic to 2995 Hearthstone. Code Enforcement spoke with 2995 leadership.
  • Pool repairs & maintenance: installed & common coded the Pool house electronic lock & the Pool gate lock. Repaired defective light circuits inside & outside the Pool house. Added Photocells and switches as an energy cost control measure. Installed thermostatically controlled exhaust fan in Pool Equipment room to extend equipment life. Repaired plumbing leaks.
  • Due to the effects of construction at Lions Gate, contacted the developer to close up holes & re-sod Cobblestone’s Front Entrance.
