Cobblestone Homeowners Meeting

Jeff Kobos explained that the main goal of the 2004 administration is to improve the overall appearance of neighborhood and increase our homes values. We are saving the HOA dues that have been collected for several projects, which will be voted on next year. The ideas that we have so far are, a new fence for the pool area, new mailboxes for the front of the neighborhood, and a light at the “S” curve on Cobblestone Drive.

 

The Architectural Committee has been sending out notices to homeowners whose houses or yards are in violation of our covenants.  On Monday, May 24, 2004, Jeff Kobos will be meeting with an attorney regarding the homeowners that have not paid their dues. He will also check to see how we can fine homeowners that are in violation of the covenants.

 

Steve Wilusz gave his treasurer report to be as follows. Dues have been collected for all but 2 homes. We are going to lien those homes that have not paid, and their amenity privileges have been revoked.

 

A quick snapshot of our budget is 34% of our money is going to property taxes for 1996-2004, 13% to lawn service, 8% insurance, 12% utilities, 5% Landscaping, 5% Pool Maintenance and 11% pool maintenance. 12,700 balance today, $1,900 reserve, $3,800 spent, and $3,000 to play with (projects such as pool fence).  Steve also paid our income taxes for the tax years 2002-2003.  We paid $40 to State and $135 to Federal for 2000. For 2003 we paid $54 to state and $100 to Federal. We paid a higher amount for 2002 because it was considered late. We paid an accountant $300 to prepare both filings.

 

Lisa Abadie suggested improving the front of our neighborhood by raising the flowerbed and extending it out more towards Buford Dam Road.  Gene McLeod said that he knows where we can get 10 tons of sand for $250. Everyone agreed upon this idea in attendance.   It was decided that we would have a neighborhood workday on June 5, 2004 to complete this project. ****Meeting has since been delayed until further notice.

 

Becky Abplanalp suggested that we repaint the front sign. She will take pictures and color them in to give us several ideas. Becky will do this by the next meeting so everyone can vote on the colors.

 

For those people that did not receive the notice, the pool will now have daily adult swim time. This time will be from 9:30pm-11:00pm, no children are to be in the pool at this time.

 

Questions from the group:

Are we putting a lawyer on retainer? No, we are meeting with him on a one time basis, and will look into retaining him at a later date. 

 

Mike Abplanalp asked how many letters has the architectural committee sent out? How much are the fines going to be, and what are the violations?  The Architectural committee will send out a memo outlining what the yards and houses should look like and what the violations are. Example: The weeds in the yards should be kept in the minority.

 

We need new mailboxes for the first 23 homes in the subdivision. Harold Walter suggested calling Lanier Tech and asking if their metal shop students can make them. Kristen Gentilozzi will look into it.

 

Someone asked if we could put up a basketball goal at the tennis courts, and the answer is yes. Jeff Kobos offered to move his goal down there for everyone to use. However, the courts are to be used for tennis first, basketball second.

 

Jessie Hill wanted to know if the neighborhood has gotten any quotes for a new fence around the pool area. No, we haven’t yet. State Farm has approved the fence for our liability insurance, but we still need something taller so the kids can’t climb it. Lisa Abadie offered to call around and get quotes.

 

Mike Abplanalp suggested that the Association let the neighborhood vote on how the money will be spent, and on which project, the mailboxes, the pool fence or street posts. Jeff Kobos agreed and said we will have a vote at the next meeting or when we have the funds to complete the projects.
